In recent years, Greece has made a concerted effort to boost its economy, so the government has decided to sell some of its islands. Greece has also implemented a new Golden Visa Program. The program offers a pathway for residency for non-EU investors in Greece through various investment channels.

Agios Athanasios Islet, is a small private island, roughly 10,811 sq m, swimming distance from Itea (depends how good of a swimmer you are), personally, I think if you have an island you should also have a boat.
The beautiful island of St. Athanasios lies in the Gulf of Corinth, 1.5 miles from the city of Itea and a short distance from Delphi, the skiing resort of Parnassos, and the historic port of Galaxidi.
The surroundings are natural and quiet and the seawater lapping the shores is crystal-clear and rich in sea life.
It is an ideal place, offering calm and unique natural living conditions that could be combined with a modern and comfortable residence. St. Athanasios is suitable for the development of a private villa, cottage, or permanent residence.

This massive 167,025 square meter private island is uninhabited and pretty remote. It has no infrastructure which is why it has a low price tag considering the landmass is huge. However, if you want to start your own mini-country, this could be your chance.

Location: Aegean Islands, Kavala
Size: 36 acres
Description: 1km from shore, 23km east of Kavala Airport
Map: See on Google Earth
This well-connected private island is located just one kilometer from shore, 8.5 kilometers from the seaport city of Kavala, and approximately 120 kilometers east of Thessaloniki. Both cities offer access to international airports, though Thessaloniki (Greece’s second-largest city) transits more flights.
Of the island’s total area, about 7.4 acres are designated as forestland, prohibiting construction. However, the remaining 28.4 acres can be developed. While much of the island’s 1.55-mile coastline is inaccessible, some areas are suitable for development. The eastern and northern sides feature small, shallow beaches, and the interior is covered with wild olive trees, fruit trees, and native shrubs.

Location: Inousses, Chios Strait
Size: 9 acres

Stepping it up a notch. This private island comes with a beautiful dock, some built-in infrastructure, and 2 structures overlooking the North Aegean Sea. I can think of worse places to enjoy a glass of wine.
Sheltered by the island of Inousses (often also referred to as Oinousses) in the Chino Strait, Nisida Panteleimona delivers an ideal balance of connectivity and calm. The islands are separated by just over 250 meters of water, making transit between the two as simple as a short boat ride.
In its current state, the island features three small churches, each with its own unique history. An electrical generator serves the churches, and there is also a well for drinking water.
Whether for a private residence or a small rental property, Nisida Panteleimona is primed for immediate development. Such combinations of natural assets, connectivity, and complete documentation are rare.

Rinia Skirou, a private Greek island located near the larger island of Skyros, is currently on the market for €6 million. Spanning approximately 16 acres, the island offers an untouched natural landscape with a rugged coastline, native vegetation, and potential for development. Its proximity to Skyros makes it an attractive option for those seeking both seclusion and accessibility.
€15 million
St. Thomas Island is part of the Diapori chain in the Saronicos Gulf, an area of Greece mythologized for the lush emerald beauty of its picturesque islands. The island is the middle in a chain of three islands currently available for sale and totals 300 acres, 50 of which are clear for purchase.
Accessible from Corinth by water taxi, approx 20 minutes, Athens. 45minutes. There are 2 charming villages in the immediate area with luxury villas along the surrounding coast. The town of Megara is just a half hour away, making the location absolutely prime for a resort catering to Europe's elite.

We’ve hit the “baller” section now. Unless you’re the heir to an oil dynasty or recently sold your B2B SAAS for 9 figures, this probably is out of your price range.
Atokos is a picturesque island in the Ionian Sea, located between Lefkada to the north and Ithaca to the south. Part of the northern Echinades islands, though more isolated from the cluster, Atokos covers an area of 4,400 hectares and falls under the jurisdiction of the municipality of Ithaca. Famous for its "Pig Beach," where the iconic swimming pigs roam, the island also features several serene bays ideal for anchoring boats, as well as a small house and a charming chapel.
